Here are just a few reason why 2016 is the time to sell!  Homeowners are sitting on gold mines these days and many do not even realize it.  Since the market has bounced back many homeowners are sitting on equity.  With low inventory homes are selling in record time!  The only downfall is the lack of homes available on the market.

NOW IS THE TIME TO SELL.  You will have much more buying power for your next property.  If you wish to upgrade now is the time.  As prices continue to rise through the peak sales month of April through July now is time to take advantage. 1.High Buyer Demand

– So many buyers are looking and there are not enough homes on the market.  If you took economics you know that makes prices rise.  Experts expect a surge of buyers early this year.  Many are still searching hard since they were not able to find something in 2015.  I personally worked with several buyers for many months and they just can’t find anything.  They are however ready to go.

2.Increase in Interest Rates

-Rates went up from an all time low last December. Many home buyers fear rising interest rates.   Right now buyers can still take advantage of low rates and lock them in.  While currently holding steady, the long-term forecast is for rate to gradually climb adding to the reasons why now is the best time to sell and buy.

3.High Equity

-Numbers don’t lie! Depending on your market average buyers made 17%-75% profit.  If you one of the smart people who purchased property when the market crashed you may be in luck today.  Home prices were ridiculously low when the housing market busted.  That means plenty of equity and profit were made on many of those properties. I personally know of a large Buchan home purchased in Sammamish in 2011 for the mid $600's and now homes in that same neighborhood are selling for over $1.3 million!


4.Low Inventory

-As mentioned, there are not a lot of houses on the market.  This is a SELLER market.  That means sellers tend to have the upper hand in the transaction.  Many sellers have seen the home they are selling for $20,000 or more over list price.  A lot of buyers in the Seattle market are paying all cash and closing fast.

5.High Prices

-Many housing markets across the U.S. have reached new median home price peaks.  Those who sunk under water during the crash have now been uplifted by surging home prices.
